Northern Cyprus is the highest-yielding entry-priced beachfront market accessible to international buyers in the Mediterranean basin. The internationally-recognised dispute over its status (only Türkiye recognises the TRNC) has kept prices structurally low while infrastructure, branded resorts and a regulated land-registry framework have all matured rapidly since 2015. Beachfront 1-bed apartments transact £85k–£180k (€100k–€215k). 2-bed sea-view apartments £150k–£280k (€175k–€330k). Detached 3–4-bed villas with pool £350k–£900k (€410k–€1.05M). Trophy front-line villas above €1.5M remain rare but growing.

Net rental yields 6–10% on professionally managed beachfront resort apartments — the highest in the European Mediterranean basin. Capital growth has averaged 8–12% p.a. across 2020–2025 on a low base. Buyers must understand the title structure: TRNC title (post-1974, lowest risk and most liquid), Turkish title (issued by the TRNC government), and pre-1974 foreign title (avoid without specialist legal advice). Purchase taxes total ~6–8% of price including VAT, stamp duty and transfer fee. A property purchase grants a renewable residency permit. Northern Cyprus is not in the EU and not in the Schengen area.
The English School of Kyrenia (British curriculum, K–13), Necat British College, GAU Doğa Schools. Eastern Mediterranean University (Famagusta) is one of Türkiye-affiliated higher-education hubs.
Near East University Hospital (Lefkoşa) is the largest private hospital in the north with international-standard accreditation. Kyrenia and Famagusta have full private clinic networks. Many residents combine with annual visits to mainland Türkiye or Cyprus (south).
