San José — Sant Josep de sa Talaia in Catalan — is the largest municipality in Ibiza and home to the island's celebrated sunset coast. From Cala Conta and Cala Comte in the north to Es Cubells and Porroig in the south, this western flank receives the most spectacular sunsets in the Mediterranean and shelters Ibiza's most architecturally significant villas. For buyers prioritising privacy, view, and rental performance, San José is the island's prime address.
The sub-markets within San José are precise. Cala Conta and Cala Comte deliver wide turquoise-water views and proximity to beach clubs (Sunset Ashram is on the doorstep). Es Cubells, on a southern clifftop, is the most exclusive Ibizan address — Frank Gehry, A-list musicians, and quiet old-money buyers cluster here for the dramatic vertical drop to the sea. Porroig and Cala Jondal offer port and beach-club proximity (Blue Marlin), while Cap Negret and Es Vedrà-facing plots command the legendary view of the limestone islet.
Rental economics are uniquely strong. Ibizan luxury villa rentals run €15,000–€80,000 per week in peak season (July–August), and a well-located San José sea-view villa with pool, six bedrooms, and architectural credentials can generate €600,000–€1.2M annually in rental income. The shoulder seasons (May–June, September) increasingly drive year-round demand thanks to wellness retreats, private events, and remote-work tenants. Tourist licences (turismo) are now nearly impossible to obtain on new properties, so existing licensed villas trade at a substantial premium.
Spanish ownership for non-residents is straightforward. Buyers obtain an NIE (foreign tax ID), open a Spanish bank account, and complete via notary. Purchase taxes (ITP for resale, IVA for new-build) total 7–10%. Non-resident wealth tax applies above €700,000 of Balearic assets but is mitigated by SOCIMI structures or holding via UK / EU corporate vehicles.
