This is the quiet, view-led side of Northern Cyprus: golf at Korineum, sea swimming off the coves at Bahçeli and Tatlısu, hiking on the Beşparmak ridge, and a long-stay community of British, German and Scandinavian residents who are within half an hour of Kyrenia's restaurants and clinics. Most schemes run a rental-management programme, so owners can let the property when they are away. A car is essential — there is no useful public transport along the coast road.
Mediterranean with a mountain buffer: 30–33 °C in high summer, cooler evenings than İskele thanks to the ridge, and winter averages of 11–16 °C with the island's greenest hillsides from December to March. Swimming season runs late May to early November.
Esentepe and Bahçeli sit between Kyrenia's liquidity and İskele's yield. Managed sea-view apartments achieve roughly 6–9% gross in a good season, with occupancy concentrated May–October; golf-adjacent stock performs best on resale because supply around the fairways is finite. Capital growth has tracked the wider northern coast at high single digits since 2020. The specific risk to check here is infrastructure: some hillside schemes were built ahead of mains water, power upgrades and road surfacing, so confirm connection status and the community fee that funds ongoing maintenance before you commit.
The English School of Kyrenia and Necat British College are both a 25–35 minute drive west; there is no international school within the belt itself. Families with school-age children usually base themselves closer to Kyrenia and buy here as a second home.
Esentepe has a local clinic and pharmacy; the private hospitals in Kyrenia (Elite, Kolan British, Cyprus Central) are 20–30 minutes away, and Near East University Hospital in Nicosia is around 50 minutes. Emergency response times are the main practical argument for staying west of Tatlısu.
