    Market overview

    Kyrenia — Girne in Turkish — is the established property market of Northern Cyprus and the town most international buyers see first. The Venetian harbour, the Crusader castle and the Beşparmak mountain wall behind the town give it a setting no newer resort area can copy, and that scarcity shows in the pricing: Kyrenia trades at a 30–50% premium to comparable stock in İskele. Indicative pricing (2026): 1-bed apartments in town €95k–€150k; 2-bed sea-view apartments in Çatalköy, Ozanköy and Karakum €150k–€260k; penthouses with roof terrace €250k–€420k; detached 3-bed villas with private pool €330k–€600k; front-line or Bellapais-view trophy villas €750k–€1.8M. Resale liquidity is the town's real advantage — this is the one micro-market in the north where a well-located property can be sold on within months rather than seasons.

    Neighbourhoods

    Old harbour & town centre

    Restored townhouses and small apartment blocks within walking distance of the harbour restaurants. Limited supply, strongest rental demand, almost no new construction.

    Çatalköy

    The green belt east of town — large plots, detached villas with pool and mountain-to-sea views. The family and long-stay retiree choice.

    Ozanköy & Bellapais

    Traditional stone villages climbing toward Bellapais Abbey. Character properties, cooler summer evenings, 10 minutes from the harbour.

    Karakum & Zeytinlik

    Established residential suburbs immediately west and south of the centre. Best value for a walkable everyday base with school access.

    Alsancak & Lapta (west belt)

    The coastal strip toward the west — sea-view apartment schemes and villa plots, quieter, 15–25 minutes into Kyrenia.

    Esentepe & Bahçeli (east belt)

    Lifestyle

    Kyrenia is the only town in the north with a genuine year-round international community: British, German, Scandinavian, Israeli and Turkish residents, a daily farmers market, a harbour restaurant row that stays open through winter, and marina berths for cruising yachts. Day-to-day living is walkable in the centre, and the mountain road opens up hiking, Bellapais Abbey concerts and village tavernas within fifteen minutes. Ercan Airport is 45 minutes by the new dual carriageway; Larnaca in the south is about 1 hour 45 minutes including the crossing point.

    Climate

    Mediterranean, moderated by the Beşparmak range. July–August highs of 32–34 °C with sea breeze on the coast, January averages of 10–16 °C, and roughly 320 days of sunshine. Sea temperature stays swimmable from late May into early November.

    Investment

    Kyrenia is the yield-and-liquidity trade: gross short-let yields of 5–8% are lower than İskele's resort stock, but occupancy holds through winter thanks to long-stay residents, and resale demand is far deeper. Capital growth has averaged high single digits annually since 2020 on a low base, with the strongest performance in walkable-centre and Çatalköy villa segments where land is effectively finished. Title type matters more here than anywhere else in the north: pre-1974 titles are common in the old town and village stock, so insist on a TRNC (Turkish-title or exchange) kocan and an independent TRNC-licensed lawyer before any deposit.

    International schools

    The English School of Kyrenia (British curriculum, 3–18) is the anchor international school and a genuine driver of family demand. Necat British College and The American Academy Girne serve the same market; Girne American University and the University of Kyrenia bring a student population that underpins long-let apartment demand.

    Healthcare

    Kyrenia has a dense private clinic network (Akçiçek state hospital plus Elite, Cyprus Central and Kolan British private hospitals). The largest tertiary facility, Near East University Hospital in Nicosia, is 30 minutes away. Most international residents hold private cover; treatment costs run well below western European levels.
