Choosing the School Belt First, the House Second
Pick the school before the postcode. The best international school within a 25-minute commute defines the viable property search radius — not the other way around. Top Mediterranean clusters: Mougins-Valbonne-Sophia (Côte d'Azur), Almancil-Vilamoura (Algarve), Santa Gertrudis-Ibiza Town (Ibiza), Dubai Marina-Emirates Hills (Dubai), Limassol (Cyprus).
Curriculum: British, American, French or IB?
British (IGCSE/A-levels) and IB are the most portable globally. American (AP/SAT) is strongest if the next move might be to the US. French (Bac) is excellent academically but locks the child into the French system unless the school is bilingual. The First 12 Months — A Realistic Map
Months 1–3: paperwork (NIE / carte de séjour / Emirates ID), school enrolment, opening accounts. Plan to spend a full day per week on bureaucracy. Months 4–6: settle the social rhythm — parent networks at school, sports clubs, language classes for adults. Months 7–12: friends become real, the house becomes home, the second-guessing fades. Resist the urge to fly back monthly in months 4–9 — it stalls integration.
Common Mistakes
Buying the property before visiting in February (the off-season test). Choosing a quiet hillside village without realising the family teenager will need 20 minutes to anything.
