A hotel suite is the most accessible way into Zanzibar's luxury resort market. At the Anantara resort, upper-floor hotel suites of 57.5 m² start at about €307,000 and ground-floor suites at about €351,000, lagoon suites of 62 m² are around €415,000 and the 115 m² Royal Suite is €658,000.
Because suites are smaller and let every night of the year as hotel rooms, they are the purest income product in the resort. Developer projections: roughly 15.6–20.9% net for upper suites, 15.7–21.0% for ground-floor suites, 17.4–23.2% for lagoon suites and 18.3–24.3% for the Royal Suite. On a €307,000 suite that implies about €48,000–€64,000 a year — again as a projection, not a promise.
Suites suit investors who want hotel income with a lower ticket size, or who want to spread capital across two or three units instead of one villa. As with every unit in the scheme, title is a long leasehold within a government-approved project, and returns depend on the operator's performance and tourism demand.
