Antibes and the Cap d'Antibes peninsula together form one of the most coveted addresses on the entire French Riviera. The town itself wraps around a 16th-century rampart-walled old quarter, Port Vauban (Europe's largest yachting harbour), and a continuous sand beach that runs for kilometres along the eastern shore. South of the town, the wooded peninsula of the Cap is home to a tightly held inventory of trophy villas — Eden Roc, Villa Eilenroc, the Garoupe lighthouse — and to the kind of waterfront estates whose international buyers move quietly and rarely list publicly.
Stock divides clearly. The Cap itself — north and south of the central road, including the Garoupe, Eilenroc, and the Cap d'Antibes proper — concentrates the trophy market: walled estates of one to several hectares, often with direct sea access, and price points that comfortably exceed €20M for the marquee addresses. The town's residential neighbourhoods (Les Semboules, La Salis, Juan-les-Pins frontage) offer sea-view villa stock on smaller plots at meaningfully softer entry points, typically €2.5M–€8M for a four- to five-bedroom property with pool and partial sea view.
What underpins the market is depth of demand and quality of infrastructure. Port Vauban hosts more than 1,600 berths including the IYCA superyacht quay; Sophia Antipolis (Europe's largest technology park) sits 15 minutes inland and drives permanent tenant demand from international engineers and executives; Nice Côte d'Azur Airport is 20 minutes by car. Daily life is exceptionally walkable — the Provençal market in Cours Masséna is one of the best on the coast — and the family infrastructure (international schools, medical centres, sports clubs) is among the most developed on the Riviera.
Investment fundamentals are robust. Cap d'Antibes trophy stock has compounded at 5–7% annually over the past decade, with limited supply of waterfront plots and a structurally constrained planning regime. Long-let yields run 2.5–3.5%; seasonal short-lets during the F1 Monaco Grand Prix, the Cannes Film Festival, and the Yacht Show comfortably lift blended yields. French ownership offers SCI-friendly inheritance planning, no nationality restrictions, and strong non-resident mortgage availability up to 70% LTV from major private banks.
