    An apartment is how most international buyers enter Northern Cyprus. Studios in the İskele resort schemes start around €75,000–€105,000, one-bedroom units run €95,000–€165,000 depending on coast, and two-bedroom sea-view apartments sit in the €150,000–€280,000 band. Penthouses with large roof terraces reach €230,000–€420,000. In each case what is included — pools, gardens, gyms, beach clubs, sometimes a water park — would be unthinkable at the same price in Spain, Portugal or Greece.

    The coast you choose sets the economics. Long Beach at İskele is the resort market: newest stock, on-site rental management, and the highest short-let yields in the country at roughly 7–10% gross across a season running April to November. Kyrenia and the Çatalköy–Ozanköy belt cost 30–50% more but give you a real harbour town, winter occupancy from long-stay residents, and the deepest resale market in the north. Esentepe and Bahçeli offer hillside sea views and golf at prices between the two. Famagusta is the outlier: a working university city where small apartments let to students on academic-year contracts and yield a steady 7–9% gross with very different seasonality.

    Financing works on developer terms rather than bank terms. EU lenders do not operate in the TRNC, so purchases are cash or staged: typically 30–40% on signing with the remainder spread over two to five years until handover. That structure is what makes a €120,000 sea-view apartment reachable without a mortgage, but it puts the developer's solvency at the centre of your risk. Buy from companies with completed, handed-over phases you can visit, and tie payments to verified construction stages rather than calendar dates.

    Legal protection is straightforward if you follow the sequence. Use a TRNC-licensed lawyer who is independent of the seller and the developer; verify the title category — TRNC or exchange (eşdeğer) title only; register the sales contract at the Land Registry within 21 days of signing so specific-performance rights attach to the property; and apply for the Council of Ministers permission to purchase. Budget 8–12% over the purchase price for VAT, stamp duty, transfer fee and legal costs, and read the community-fee schedule before you sign — in resort schemes it is a permanent running cost, not an optional extra.
