A private-pool villa on the Indian Ocean is the flagship purchase in Zanzibar. In the Anantara resort we list, villas range from a 240 m² one-bedroom sea-view villa at about €921,000 to a 485 m² three-bedroom villa at about €2.19M, with frontline one-bedroom villas at €1.76M and two-bedroom villas from €1.32M (sea view) to €2.19M (frontline).
Frontline villas sit directly on the beach and command the highest nightly rates; sea-view villas are set slightly back at a meaningful discount. Projected net returns sit around 15.6–20.9% for sea-view one-bedroom villas, 14.2–19.0% for frontline one-bedroom villas and 15.3–20.4% for the three-bedroom villa. For the two-bedroom villas the developer has not published a separate projection.
Villas are delivered furnished, operated by the hotel and marketed through the brand's global channels, while owners keep personal-use nights. Buying runs through a long leasehold in a government-approved investment project; independent legal advice, operator agreement review and a clear exit plan should come before any deposit.
