    İskele on the east coast is where most of the new supply in Northern Cyprus is being built, and where the headline entry prices come from. Long Beach — fourteen kilometres of shallow, family-safe golden sand running north from Boğaz toward Bafra — was farmland a decade ago and is now a corridor of master-planned resort schemes with water parks, beach clubs and on-site rental management. Indicative pricing (2026): studios €75k–€105k; 1-bed resort apartments €95k–€150k; 2-bed apartments with sea view €150k–€260k; penthouses €230k–€400k; 3-bed private-pool villas €270k–€450k; beachfront 4-bed villas €500k–€900k. Almost everything is sold off-plan or newly completed, typically on a 30–40% deposit with the balance staged over 2–5 years directly with the developer. That payment structure — not mortgage availability — is what makes this market accessible.

    Stadtteile

    Long Beach (Bafra side)

    The main resort strip — large branded schemes, water parks, beach clubs, on-site management. The highest short-let occupancy in the country.

    Boğaz

    Working fishing harbour at the southern end with fish restaurants and a marina project. Smaller schemes, more local character, quick access to Famagusta.

    Yeni İskele (town)

    The administrative town inland from the beach — schools, municipality, everyday shops. Cheaper apartments aimed at residents rather than holiday lets.

    Bafra hotel zone

    The five-star hotel and casino cluster at the north end of Long Beach — sets the tourism floor that resort rentals depend on.

    Kumyalı & the Karpaz approach

    Where the resort belt thins out into open coast and villages. Larger plots, no amenities, buyers seeking quiet and land.

    Ötüken & Yeni Erenköy

    Further up the Karpaz peninsula — agricultural villages with sea-view plots and a handful of boutique developments.

    Lebensstil

    İskele is resort living rather than town living. The season runs April to November, with beach clubs, pool bars, water parks and resort restaurants operating at full tilt in summer and a much quieter, sometimes very quiet, winter. Families come for the shallow water and the enclosed, secure schemes; investors come for the managed rental programmes. Famagusta and its walled city are 20 minutes south, Salamis and the Karpaz national park close by, Ercan Airport 45 minutes. Buyers who want a lively year-round town should look at Kyrenia instead.

    Klima

    The warmest and driest corner of the island — July–August highs of 33–36 °C, mild winters averaging 12–17 °C, and the longest swimming season in Cyprus, from May into November. Flat coastal terrain means more sun exposure and less mountain shade than the Kyrenia coast.

    Investition

    İskele is the highest-yield, highest-growth and highest-execution-risk segment in the north. Professionally managed resort apartments on Long Beach run 70–85% occupancy in season and 7–10% gross yields; capital growth on off-plan purchases has commonly run 20–40% between launch and completion, though that is a function of a very low base and a construction boom, not a guarantee. The risks are concentrated on the developer, not the location: verify the building permit, the title status of the land, the staged-payment protection in the contract, and register that contract at the Land Registry within 21 days. Stick to developers with completed, handed-over phases you can walk through.

    Internationale Schulen

    Local state schools serve the town; international schooling is thinner than in Kyrenia. Most expatriate families use Necat British College (Lefkoşa/Famagusta corridor, about 30 minutes) or the schools in Famagusta. Families needing a full British curriculum on the doorstep generally choose Kyrenia.

    Gesundheitsversorgung

    Gazimağusa State Hospital and private clinics in Famagusta are 20–25 minutes away; Near East University Hospital in Nicosia, the main tertiary centre, is around one hour. Resort schemes typically have on-site first-aid and an arrangement with a private clinic.
