Famagusta is the working city of Northern Cyprus: a Venetian walled old town, the island's main northern port, and Eastern Mediterranean University with more than 20,000 students on campus and a wider student population above 30,000 across the city. That student body, not tourism, sets the property economics here. Indicative pricing (2026): studios and 1-bed apartments near the university €70k–€110k; 2-bed apartments in Sakarya and the central districts €100k–€170k; new-build sea-view apartments on the Salamis road €140k–€250k; villas with pool on the coastal fringe €280k–€500k. Yields are the highest and most reliable in the north on a long-let basis, but this is a city market — buy for rental economics and everyday life, not for a resort experience.

Famagusta is the north's most everyday place to live: a real high street, markets, a student café culture around the university, and long sandy beaches at Glapsides and Silver Beach ten minutes from the centre. The archaeological sites at Salamis and the Karpaz peninsula are on the doorstep. It is also the closest northern city to the Republic of Cyprus, with Larnaca Airport around an hour away via the crossing point, which matters for anyone flying to the EU regularly.
Hot and dry — the flattest, sunniest part of the island. July and August regularly reach 34–37 °C inland, tempered on the coast by a sea breeze; winters are mild at 12–18 °C. Sea swimming runs May to November at Glapsides and the Salamis beaches.
Famagusta is a yield market rather than a capital-growth story. Student long lets around Eastern Mediterranean University produce reliable 7–9% gross on small apartments, contracted over the academic year and paid in advance by many tenants — a very different risk profile from seasonal resort letting. The trade-offs are wear and tear, an annual turnover cycle, and limited international resale demand compared with Kyrenia. The city's medium-term upside rests on port and marina regeneration and any future change in the status of the closed Varosha district; treat both as optionality, not as the basis of the investment case.
Eastern Mediterranean University is the largest institution in the north and the city's economic anchor. School-age provision is mostly Turkish-curriculum state and private schools; families needing a British curriculum generally commute toward Necat British College or relocate to the Kyrenia area.
Gazimağusa State Hospital serves the city, alongside private clinics and the university health centre. Near East University Hospital in Nicosia, the north's main tertiary facility, is about an hour by road.
