    West of Kyrenia the coast narrows into a green shelf between the Beşparmak ridge and the sea, and the villages of Karaoğlanoğlu, Alsancak, Karşıyaka and Lapta sit on it in a line. This is the north's established villa belt: citrus and olive terraces, spring-fed water, west-facing sunsets, and a long-settled British and northern European community. Indicative pricing (2026): 1-bed apartments €100k–€145k; 2-bed sea-view apartments €145k–€240k; bungalows and semi-detached villas €230k–€330k; detached 3-bed villas with private pool €320k–€600k; large hillside villas with panoramic views €650k–€1.4M. Stock is a mix of 2000s-era resale villas and newer boutique schemes; plot sizes are generally larger than in the eastern resort belt.

    The first village west of Kyrenia — restaurants, beach clubs and easy access to town. Most convenient of the west-coast options.

    Alsancak

    Established residential village with supermarkets, clinics and a good spread of villas and apartments; a strong long-stay retiree base.

    Karşıyaka

    Hillside village with dramatic mountain-to-sea plots, hiking trails above and swimming beaches below.

    Lapta (Lapithos)

    Terraced citrus village with spring water, stone houses and the longest coastal promenade on the north coast.

    Çamlıbel & the far west

    Where the coast opens out toward Güzelyurt — larger land parcels, lower prices, fewer amenities.

    Malatya & the mountain road

    Inland hamlets above the coast road with cooler summers and the widest panoramas in the belt.

    Life here is village-paced and outdoors: swimming off the small bays, walking the Lapta promenade, hiking to St Hilarion and the ridge trails, and eating at family tavernas rather than harbour restaurants. Kyrenia is 10–20 minutes east for shopping, clinics and schools. The community is heavily long-stay — retirees and remote workers rather than short-break tourists — which makes the belt quiet in winter but sociable year-round, with clubs, charity groups and weekly markets.

    Klimat

    The greenest and best-watered part of the north coast, thanks to the springs on the Lapta terraces. Summer highs of 30–33 °C with reliable afternoon sea breeze, winter averages of 11–16 °C, and hillsides that stay green into May.

    Inwestycja

    This is a lifestyle and long-let belt rather than a high-yield one. Gross short-let yields run 4–7%, lower than the eastern resort schemes because there is less concentrated holiday infrastructure, but long-let demand from residents is steady and winter voids are shorter. Resale works best on well-maintained detached villas with genuine sea view and a clean TRNC or exchange title; older 2000s stock with pre-1974 title issues sells at a meaningful discount and can be hard to move. Check water supply, septic arrangements and road access on rural plots — these are the recurring practical problems in the belt.

    The English School of Kyrenia and The American Academy Girne are 15–25 minutes east, which makes the belt workable for families willing to drive. There is no international school within the villages themselves.

    Local clinics and pharmacies serve the villages; the private hospitals in Kyrenia are 10–20 minutes east, and Near East University Hospital in Nicosia is around 45 minutes. Proximity to Kyrenia's hospitals is one reason the belt is popular with retirees.
