Northern Cyprus
Vastgoed kopen in Noord-Cyprus: gids 2026
Waarom internationale kopers naar het oosten kijken — instap vanaf €150k, 320 zonnedagen en de juridische aandachtspunten.

Northern Cyprus (the Turkish Republic of Northern Cyprus, TRNC) has become the Mediterranean's most accessible entry point for international property buyers. New-build sea-view apartments from €150,000, beachfront villas from €350,000, 320 days of sun, English spoken almost everywhere and a 4-hour flight from most European hubs. The trade-off is legal: the TRNC is recognised only by Türkiye, so title types, the buyer permit and developer due diligence matter more here than in any other destination we cover.
Why Buyers Are Looking East
The numbers are unusually compelling. Entry-level new-build one-bedroom apartments in Iskele or Long Beach start around €150,000 — multiples below comparable Algarve, Costa del Sol or Côte d'Azur stock. Three-bedroom beachfront villas with private pool sit at €350,000–€650,000. Rental yields on managed short-let units run 6–9% gross, among the highest in the Mediterranean. Add a low cost of living (a couple lives comfortably on €1,800–€2,500/month), a flat 5% rental income tax, and no inheritance tax, and the value proposition is clear.
Title Types — The Single Most Important Concept
Northern Cyprus has four title categories and the difference is material: • Pre-1974 Turkish title (Esdeger / Eşdeğer): the safest category — title held by Turkish Cypriots before 1974. Universally accepted by reputable developers and lawyers. • TRNC title (Tahsis Kocan): land allocated by the TRNC government after 1974 to Turkish Cypriots displaced from the south. Widely traded, generally considered safe with proper legal review. • Foreign (Yabanci) title: previously held by non-Cypriots before 1974. Acceptable with thorough due diligence. • Greek Cypriot title (Rum Kocan): land owned by Greek Cypriots before 1974. Avoid — international legal exposure remains unresolved. A competent independent lawyer (not the developer's lawyer) is non-negotiable. Budget £1,500–£2,500 for full legal due diligence.
The Buyer Permit and Purchase Process
1. Reserve the property — typically £2,000–£5,000 reservation deposit, refundable subject to clean title check. 2. Contract of sale — signed within 2–4 weeks. 30–35% deposit on signing for new-build; resale typically 20–30%. Contract is stamped at the Tax Office within 21 days (0.5% stamp duty) — critical step that protects buyer priority. 3. Permission to Purchase — foreign buyers apply to the Council of Ministers via the District Office. Currently 6–18 months processing. You take possession and use the property meanwhile under the stamped contract; title transfer happens once permission is granted. 4. Title transfer (Kocan) — final transfer tax 6% (3% first-time buyer reduction available once per lifetime). Family limit: each foreign individual can own one property up to 1,338 m² of land. Use family members or a TRNC company for additional purchases.
Where to Buy — Iskele, Kyrenia, Esentepe
Iskele / Long Beach (east coast): the volume market. Master-planned developments (Caesar Resort, Royal Sun, Long Beach), 4–7 km beach, strong short-let demand, entry from €150k. Best for yield and capital appreciation. Kyrenia (Girne, north coast): the heritage capital. Old harbour, mountain backdrop, established expat community, more character and walkability. Apartments from €180k, town-edge villas from €450k. Best for primary residence and year-round living. Esentepe / Bahceli (north coast, east of Kyrenia): the lifestyle / golf belt. Korineum Golf Resort, sea-and-mountain villas, quieter pace. Villas from €400k. Best for retirees and second-home buyers prioritising views and tranquillity. Developers worth shortlisting: Dovec Group, Noyanlar, Aqua Premium, Joya, Kulaksiz — all with multi-year delivery track records.
Tax, Costs and Residency
Annual property tax: ~€1–€2 per m² — effectively nothing. Rental income tax: flat 5% on gross rental income. No separate capital gains tax for individuals on their first property sale every three years (10% thereafter). No inheritance tax, no wealth tax, no annual residency-based taxation for non-residents. Residency: property ownership entitles you to a renewable Permission to Stay (currently 1–2 year renewals; longer-term permits announced for property owners above certain thresholds). Healthcare: private hospitals (Near East University Hospital, Kolan British) offer modern care at 30–40% of EU prices. International health insurance €600–€1,800/year.
