    Ibiza-Stadt & Santa Eulalia

    Santa Gertrudis & San Lorenzo

Inland gelegene weiße Dörfer – Fincas, Agroturismo, die Seele Ibizas.

    Jesús & Cap Martinet

Hinter Ibiza-Stadt – moderne Villen, fußläufig zur Marina Botafoch, starke Mietrendite.

    Lebensstil

    Local authority

    Things worth knowing

Notes from years of walking these neighbourhoods — restaurants, schools, beaches and the quieter corners portals won't tell you about.

Eating & drinking· Sant Joan de Labritja

Sunset spots in the north of Ibiza

Sa Punta des Moli on Benirràs Bay still does it properly.

The clichéd Café del Mar sunset in San Antonio is for visitors. The north of the island — Benirràs, Cala Xarraca, the cliffs above Portinatx — runs a quieter operation. Sa Punta des Moli for a long table with the toes-in-sand crowd; Aiyanna in Cala Nova for the architecture and the wine list; or simply a beer on the rocks at Cala d'en Serra. Drive home before midnight — the north has no street lighting and the goats are real.

    Beaches· North coast

    Quiet beaches even in August

Es Portitxol, Cala d'Aubarca, Es Niu Blau — earned, not given.

Three Ibiza beaches that genuinely empty out in peak season because each requires either a hike or a boat: Es Portitxol on the northwest coast (45-minute walk down, water like glass, no kiosk), Cala d'Aubarca (the wildest cliffs on the island, accessible only via dirt track), and Es Niu Blau just east of Santa Eulalia for the family-friendly version of the same idea. Pack water; the nearest chiringuito is a long way back up the hill.

    Wellness

Ibiza off-season is the real Ibiza

October to April is when residents finally take the island back.

The locals' calendar is October to April. The clubs close, the airport relaxes, the hippy market at Las Dalias becomes a Saturday social again, and the long-distance walking paths around Sant Mateu and Sant Miquel become the point of the island. Several of our most engaged owners now spend more time on Ibiza off-season than in it — a useful tell when judging a villa's true year-round liveability.

    Culture· Dalt Vila

    Dalt Vila after dark

The 16th-century walled town empties of day-trippers by 8pm.

The UNESCO-listed upper town of Ibiza City is mobbed at noon and tranquil by dinner. Climb up through Portal de ses Taules at 9pm, eat at La Brasa or Plaza del Sol, and walk the ramparts down to the harbour. The view back across to Formentera at dusk is the photograph people remember from Ibiza — and almost no visitor sees it after the cruise ships have left.
