The southern Costa Blanca and the neighbouring Region of Murcia form the most active new-build market in Spain and the last stretch of Mediterranean coast where a detached villa with a private pool still completes under €500,000. Two-bedroom new-build apartments with a communal pool start around €150,000–€250,000 in Torrevieja and Orihuela Costa; three-bedroom detached villas with private pool and solarium run €300,000–€600,000 in Pilar de la Horadada, Rojales and Torre-Pacheco; sea-view homes in Finestrat and front-line golf villas near the Mar Menor reach €750,000–€1.5M. Developers sell off-plan on staged payments — roughly 30% across reservation and private contract, the balance on completion 12 to 24 months later.

More than twenty golf courses sit within a 30-minute drive, the Mar Menor gives Europe's largest saltwater lagoon for sailing and kitesurfing, and the beaches around Guardamar and Pilar de la Horadada stay walkable all winter. Alicante-Elche and Región de Murcia airports both run full Northern-European schedules year-round, with 2.5-hour direct flights to Amsterdam, Brussels, Düsseldorf and London.
The driest and one of the warmest climates in continental Europe: 30–32 °C July highs, 17 °C January daytime average, under 300 mm of rain a year. The WHO has repeatedly cited the area around Torrevieja and the salt lakes for its healthy microclimate.
Prices in the region have grown roughly 5–8% a year since 2019 from a low base, driven almost entirely by international buyers rather than local mortgages, which keeps the market steady. Long-winter rentals to Northern-European tenants yield 4–6% gross and fill exactly the months when the rest of the Mediterranean empties out; resort properties with on-site management add summer holiday lets on top. Costs on a new build: 10% IVA, 1.5% AJD stamp duty and 1–2% notary, registry and legal fees — budget 13–14% above the purchase price. Annual IBI is typically €300–€800 for a coastal villa.
Torrevieja and Vinalopó university hospitals rank among Spain's best-performing public hospitals, supported by a dense private clinic network (Quirónsalud, HLA) built around the large resident international community. Most clinics have English, Dutch and German-speaking staff.
